Building Maintenance Unit (BMU)

A Building maintenance unit (BMU) is a form of suspended access equipment permanently installed and dedicated to a specific building. BMUs consist of a cradle suspended from a trolley unit which operates on the roof or terrace of a building.

For a building where regular maintenance is required a BMU offers an economic solution for both window cleaning, maintenance and repair works.

Luffing jibs provide horizontal movement of the trolley arm, to position the cradle in a desired location. Luffing jibs are an effective way to lower a BMU out of site for parking or to raise the cradle above an obstruction in a working position

This type of machine is suited for any building height and is often considered the premium solution for a building. A power machine has the hoist unit fixed within the roof trolley.
This type of BMU has the hoist unit fixed within the cradle rather than on the roof mounted trolley. As a result, the trolley is often smaller and can park within tighter constraints. Power winch cradles are more suited for lower height building

Tracks can be connected to the structure via concrete plinths or steel posts welded to the building frame. The tracks typically consist of a galvanised universal beam or column. Tracks can be situated above the finished floor level or hidden withing the roof build up.

A guide track is fixed to the roof to ensure the BMU follows a defined route. Guide tracks can be recessed, or proud of the running surface. The track profile can be made from rectangular hollow sections or angle profiles The material can range from galvanised sections or stainless steel.

Telescopic jibs allow users to extend the jib horizontally when in use, to position the cradle in a required location. When out of service the jib is designed to be retracted to reduce the parking length of a BMU
